PMO – Project Management Office

At MODUO, we offer PMO (Project Management Office) services designed to ensure the efficient planning, execution, and control of construction, building, and digital transformation projects. Technical Projects

At MODUO, we develop technical architecture and engineering projects tailored to the specific needs of each client, delivering functional, technical, and regulatory solutions from the early stages through to construction documentation.

 

We have experience in industrial, logistics, residential, and public-use building typologies, and we work with BIM tools to optimize coordination, design, and project management.

Diligence - 01.03

Technical Due Diligence Service for Real Estate, Building and Industrial Assets

Comprehensive Technical Due Diligence Service aimed at the thorough assessment of real estate assets, buildings, and industrial facilities, with the goal of identifying risks, validating regulatory compliance, and providing solid technical criteria to support investment, acquisition, or development decisions.

The service includes document review, on-site inspection, and the preparation of a detailed report with findings, red flags, associated cost estimates (CAPEX), and prioritized recommendations.

Scope of the service:

  • Technical review of available documentation: licenses, certificates, projects, maintenance records, and legalizations.

  • Visual and technical inspection of buildings and facilities.

  • Assessment of the condition and functionality of structural systems, envelope, installations (electrical, HVAC, fire protection systems, etc.), and urban infrastructure.

  • Verification of compliance with urban planning, environmental, and safety regulations.

  • Identification of technical or legal issues and risks (red flags).

  • Estimation of short-, medium-, and long-term adaptation or improvement costs (CAPEX).

  • Issuance of a technical report including an executive summary and graphic and documentary annexes.

BIM - 02.01

BIM Management and Consulting

At MODUO, we offer BIM Management services as an integral part of the project's digital management, ensuring that the BIM methodology is applied in a coordinated manner and aligned with the technical, operational, and contractual objectives of the project.

Our approach to BIM Management covers everything from the initial definition of the BIM strategy to the supervision of its implementation throughout the entire project lifecycle. We act as the main point of contact for all matters related to processes, standards, models, and information flows among the various stakeholders.

Our BIM Management services include:

  • Drafting the BIM Execution Plan (BEP) and/or reviewing third-party BEPs

  • Definition and monitoring of the project’s BIM uses

  • Establishment of standards, naming conventions, and information structures

  • Management of the Common Data Environment (CDE) and information flows

BIM Modeling

At MODUO, we offer BIM modeling services for architecture, engineering, and construction projects. We create accurate digital models that support visualization and generate drawings, quantity take-offs, simulations, visual outputs, and asset data directly from the model.

We adapt the level of detail (LOD) and model structure to suit the specific needs of each client or project. Our experience allows us to seamlessly integrate into multidisciplinary teams or take full responsibility for modeling independently.

Our BIM modeling services include:

Quantity Takeoff (QTO) and BIM-based Measurement Management

At MODUO, we offer Quantity Takeoff (QTO) and BIM-based Measurement Management services, enabling accurate, automated, and up-to-date control of project design progress and its cost impact.

We use tools that extract quantities directly from BIM models, keeping them updated in real time as the design evolves. This allows us to generate regular (e.g., weekly) reports with up-to-date quantities to support decision-making.

This service can also be complemented with cost estimation linked to the model (5D), enabling real-time monitoring of construction costs and early identification of deviations.

Our QTO and 4D/5D cost control services include:
